48 Hour Radon Test for Your Real Estate Transactions

At inSpec we offer two types of Radon Tests.  Charcoal canister tests and CRM or Continuous Radon Monitoring testing.  Both are very effective but vary in cost and test duration.

CRM
CRM testing requires us to set up an electronic radon monitor in the basement or lowest level of the home, set it and allow it to run  for a minimum of 48 hours.  Once the testing is complete, the CRM is retrieved and the report is downloaded to a computer and forwarded to you in a PDF.  This is the best option for time sensitive results. 

Charcoal Canister

Canister tests are the more economical of the two, but also take longer to complete.  We will set two canisters on the lowest level of the home, and leave them for a minimum of 48 hours.  After the allotted time we will retrieve the samples, seal the containers and forward to the lab for results. Lab results can take up to 3 business days to complete, so the whole process will likely take up to 5 business days to receive your report. 

The EPA recommends that all homes in a real estate transaction be tested for Radon. Radon is a colorless odorless gas that according to the EPA is the second leading cause of lung cancer. It is believed that roughly 1 in 5 homes in the United states has Radon concentrations that are above acceptable levels.


Radon can be controlled through proper mitigation, so a high level reading, or report, is not the end of the world (or your dream house, in this case), but proper mitigation can be costly. At an average cost of $800.00 to $1500.00 or more, mitigation systems can be a costly hit to take for a new homeowner. 


Knowledge is key when dealing with Radon, knowing before you go to settlement on your new home can help you negotiate or have repairs completed prior to move in day.
